Deck Replacement Guidelines

In an effort to create one set of specifications concerning the replacement of individual decks at Shearwater please be advised that at this time the Directorate has determined that Shearwater does not have adequate reserves to replace the decks.  Not all of the decks need replacing and short of a special assessment (which is not currently contemplated) deck work (other than repairs to existing) is not scheduled to be done. 

It has come to the attention of the Architectural Committee and the Board that some residents are opting to replace their decks at their own expense.  Accordingly if a resident chooses to do that the following rules concerning materials, construction and color must be followed:
 
The decking can be installed over top of the existing decking with 1” x 6” material made out of Trex, Veranda or pressure treated lumber.  The color of the Trex or Veranda must be grey.  The floating substructure recommended is 2” x 6” sleepers/joists (or optionally, 2" x 4"), which would rest on the existing deck.  The pressure treated lumber looks like the material that is presently on the decks and if it was stained it would have to be a clear or grey toned stain. 

Residents who wish to take it upon themselves to replace their decking must request permission in writing from Brodie Management and submit a sample of the decking material, the substructure material and the color or stain.  Brodie will forward same request to the Architectural Committee and the committee will approve/deny within thirty days.
